There are three options to consider when determining the value and sale price of your property.
A real estate agent can give an appraisal which is largely an educated guess based on their current sales experience and local knowledge. This is informal but usually pretty helpful as an indication.
A professional valuation removes any perception of bias on the part of real estate agent appraising a property. It is regarded as more independent and is generally considered by banks and legal bodies to be the most valid for lending and legal purposes.
Professional valuer’s are hired by owners or buyers to produce a more formal and authoritative report.
These reports are based on Landgate sales data and information obtained from real estate agents on recent sales not yet reflected in government data.
You can also choose to pay for a property report from one of the many private companies which are not valuers.
