Property Wizards believe Guildford and Midland are the pick
of the suburbs in the north eastern corridor.
Managing Director Liz Sterzel
said the two were the cream of the crop in the area because
of their ongoing potential for growth, as well as their many
lifestyle attractions.
"For homebuyers or investors
that want to buy in that north eastern corridor and have a bit
more money to spend, our research reveals Guildford is the prime
pick," she said.
"It's full of beautiful
and quaint character homes, has many lovely tree-lined streets,
boasts café strips and of course, is still nice and close
to the city - there's a lot going for the suburb and that means
the potential for further long term growth is high."
Ms Sterzel said buyers who were
keen to live in the area, but had less cash to invest could
still grab a great bargain in nearby Midland.
"Prices in Midland are still
relatively low and that means there are more prime opportunities
for first home buyers and investors, if they're careful to select
the better properties the suburb offers," she said.
She said redevelopment plans
for Midland, including the revitalisation of central Midland
encompassing the former railway workshops site, also suggested
long-term growth was likely to continue in coming years.
"Midland already has great
shopping, is close to the city, offers a good transport network
and value for money - these factors together with ongoing redevelopments
make it a very appealing area for buyers," she said.
Ms Sterzel said Guildford and
Midland's proximity to the picturesque Swan Valley region was
an added bonus for property investors and homeowners alike.
"Being able to step out
on a weekend to enjoy a meal at one of the many wineries in
the area is a big plus when it only takes a few minutes to get
there because it's all on your doorstep," she said.
Figures from the Real Estate
Institute of Western Australia reveal that Guildford has achieved
an average annual growth rate of 10.4% in the past 5 years;
Midland has recorded an average annual growth rate of 14.3%
over the same period.
